2.  Not checking your pool chemistry often enough. Test your water once a week during the warmer months.  Although it almost sounds remedial, I see this far too often - a pool can go green or get severely out of "whack" pretty quickly.  Stay on top of this so you can make adjustments sooner.  This will avoid you playing "catch up" when things do get out of their desired ranges.

3.  Not keeping alkalinity between 80-140 PPM. Low or high alkalinity has a direct impact on your water balance - most importantly, it can reduce the effectiveness of your sanitizer.

Install a four-foot or taller fence around the pool and spa and use self-closing and self-latching gates; ask your neighbors to do the same at their pools. Install and use a lockable safety cover on your spa. If your house serves as a fourth side of a fence around a pool, install door alarms and always use them. For additional protection, install window guards on windows facing pools or spas. Install pool and gate alarms to alert you when children go near the water. Ensure any pool and spa you use has compliant drain covers, and ask your pool service provider if you do not know. Maintain pool and spa covers in good working order. Consider using a surface wave or underwater alarm

Commensense goes a long way with regards to swimming pool safety. Build a fence and a gate that will keep children away from your pool. Keep the gate locked at all times.  ALWAYS have an adult watching children in and around the pool.  " Children under the age of 3 and children who cannot swim must  wear a life jacket or personal floatation device.  Send children to swimming and water safety lessons. Make sure lifesaving equipment and a first aid kit are handy. Take a course on pool safety, first aid and lifesaving skills, such as CPR.  Have emergency phone numbers listed at the telephone closest to the pool." A swimming pool leak is not something one should take seriously. When you believe you may have a swimming pool leak, get a bucket and place it in your swimming pool, on the steps of an in-ground pool works well or for an in-ground swimming pool place a piece of water-resistant furniture in the swimming pool, such as a deck chair, and place the bucket on it. Add water to the bucket until both the water level inside the bucket and the water level of the pool outside the bucket are the same. Mark both water levels on the bucket itself and wait for 24 hours. If the swimming pool water level of the pool, outside the bucket, has gone down below the water level inside the water bucket, you have a leak.
